Cash Flow Expectations

Good Afternoon BP!  

I'm a wholesaler for the most part but preparing to build assets via Apartment building acquisitions.  I know the apartment building/multi unit complex arena has gotten more competitive recently, but what might be reasonable expectations for cash flow per unit on various buildings?

If I assume I'm arranging syndications where I'm at 25/75 with my investors is there a difference of cash flow ranges on say a 10-20 unit or a 50+ unit?  I'm trying to put together a realistic goal/plan. Thanks in advance for the guidance!
