This will be my first apartment building investment and I would like to maintain a 20-30% interest in the property.  BUT - I am trying to figure out how to structure the deal.  I will be the buyer-agent, but I have worked with my 2 investors on other deals (assignment contracts) and THIS time I would like to maintain interest.  I will manage the property which is 100% occupied with good rental history, but I need to know can I (or should I) I put up $40K of my own money on the $950K property and have the 2 investors put up the remainder of the down payment costs and have them to take care of financing the deal (I do not know how I can qualify...).  I need HELP...been agonizing all day on how to structure this.  I appreciate any advice.
