5 Unit Cash Out Options in Western PA

I am purchasing $100k 5 unit townhouses that are individually deeded and rent collectively for $2500/mo in Western PA. All utilities are tenants' responsibilities.

I would like to cash out in some manner after the purchase. What are my options?

From research I think I can get a commercial 10 year loan with a 20 year amort schedule. I think I can also get a line of credit against the property.

Which methods do you guys generally prefer and why?
