New Hampshire 4-Plex

I'm a wholesaler in southern California, but I recently had a NH 4-plex fall in my lap. After 3 days of searching I've failed to locate any relevant comps, etc.

I'm looking for someone in NH (or anywhere) to whom I can hand this property and if it closes just give me a finder's fee.

3 of the units are rentals (1=3bed / 2=1bed) and the 4th unit has been turned into a Cafe that seats 25. The property is zoned for both commercial and residential. There is no mortgage, they purchased it outright about 6 years ago. I have prepped them for a low-ball offer and they seem ok with that...they simply wish to relocate to Texas.
