What type of extensive research have you conducted before and after the property is under contract to buy?. What steps must a investor never FORGET to research, no matter who the seller or agent tells him.

Hi, it appears from the category that you are asking about a multifamily project? Anyway, here are generalities:

Environmentals

Survey

Taxes

Insurance

Occupancy

Utilities

Leases

Rent Roll

Rent comparisons against other complexes

MEP's (including sewer/septic)

Roof

Structure

Windows

Cosmetics

Appliances

OF course, these will vary depending on the type of purchase, for example having an environmental report on a SF is not customary, however, it is on large MF.
