Who has multi-unit property in the Rockford, IL Area?

Calling on my fellow Illinois investors here to get some of your feedback on some Rockford, IL trends.

Specifically I'm looking for what the going CAP and Vacancy Rate is for the area west of Rt 39 and east of Illinois 251 on Rt 20.

Any insight would be appreciated. Thanks!

Those numbers will probably be pretty close for most of the Rockford area.

The area you are talking about can have way higher cap rates. In some cases you can buy homes for around $10000 depending on the exact area you are talking about over there. Lots of the homes will need lots of work and may need lots of attention from a property manager.

That said there are some great opportunities in that area, but if you do not know the area make sure other members of your team are very familiar with it. The area you are taking about has a wide range of properties in it from median to very low income. There are some amazing opportunities to be a part of revitalizing whole communities in that area, depending on how big your vision and plans are.
