Rising delinquency rates in DFW?

Hello DFW multifamily operators/investors,

We are observing an increase in delinquency rates in DFW area, sometimes above 5%, for workforce housing even with strict qualifying criteria.   I am curious if other operators/investors in DFW are observing similar stats?  Any thoughts if it's the economy or something else?  Any best practices that has helped keep it under 2%?
