Low on funds!!!

My Husband and I got s house our first property. We were able to scores a 4 family, awesome! The problem is we are getting low on funds. Our property is not on public sewage snd had a cesspool so we had to update that to get a septic system installed. That costs us $90k of our loan! Now they are trying to put UV light in the ground for the well water to be filtered however the pipes are all rusted so no plumber wants to touch it. What’s our next best option? Replace all of our old rusted pipes with new ones. That is doable but the problem is we were running low on funding BEFORE finding out about the pipes needing to be replaced. We are considering switching contractors/asking our current general contractor to lower his prices in some things. But as far as we know those are about our only two options. Everything we are doing on the house is on a need basis. We started running low on funding before getting to cosmetics. Advice please!


Also I don’t know if such job/person exists, but if anyone knows someone who specializes in advising on/helping make these kinds of decisions that would be great.
