Contractor Issues and Duplex needs rehab
Good morning, I am a new investor who purchased a duplex for $50K. I am having difficulties with a contractor making progress on work. He keeps doing what he wants to do. I told him to change the doors, and windows, replace the outside wood, and gutters first. I have a contract with him stating he must do all priority items by January 24, 2024. I was going to fire him, but I realized. I don't have time because I am contracted to close on another property on February 14, 2023. I was going to ask for a refund, but I didn't. I told him I would keep a close eye on the work at the property, and if he didn't finish the work by the contracted deadline, I would take him to court for unfinished work. Any thoughts?
