N00B looking for a good place to start

Hi All!  I looking to invest in my first Multifamily property, 2-4 units.  I currently own and reside in my primary residence would be strictly an investment property.  I have a BASIC understanding of the process, but not enough to feel confident to move forward.  The main questions I have is getting the loan and exactly how does the rental incomes of thr property help determine the amount of loan I qualify for?

Are there any recommendations for books, websites, or even online courses that I can help guide me along the right path?  Any recommendations would be appreciated, thank you in advance!
