Self directed IRA's
What are some of the pros and cons of using part of your retirement account to create a self-directed IRA for investing in MF? I'm looking to start investing in and perhaps sponsoring a few deals asap this year and next. Apparently, with a self-directed IRA you are not able to take advantage of the 80% bonus depreciation that was put into effect with the Tax Cuts and Jobs Act. I assume this affects future cash flows generated, although bonus depreciation decreases 20% per year going forward. Is there a better way to invest, ie. HELOC's, etc. I need some creative financing strategies.
