Newburgh NY - STILL WORTH INVESTING?
Looking to acquire a few properties within the city of new burgh ny by next year. Do deals pencil out with these inflated numbers? Institutional investments propping up these prices or realization from the low interest rates still haven’t set in? Seems like a historical high of rental inventory with lack of demand. How long are rentals active within the market? How strong do you benefit from the colleges or spill over from neighboring markets/downstate? Is it seasonal or do you see long term tenancy. I see rents scatter depending on location - 1BRs can range between 1-2K while 2BRs can be similar.. best bedroom category for this area that lacks Inventory ? 3-4? Average rents in a rehab historic building that make sense. Do elevated interiors matter? Washer and dryer in unit? Central heating and cooling? How does the Tesla distribution benefit growth in this area ? Do the amenity filled buildings shadow typical 2-3 family homes? Looking for insight to ensure accurate execution. Thank you
