How many bedrooms do i have in my 2 family?

I have a multifamily that I'm trying to determine if its two 1 bedroom units, or two 2 bedroom units. I always just assumed it was two single bedroom units, but the town records show it as 4 bedrooms total.

Each unit has full kitchen, full bathrooms, and two additional rooms same size with closets in both.

I thought, you use 1 room as a bedroom, 1 as a living room.

Or, do I advertise this as a 2 bedroom with no living room?
