multifamily in los angeles, 3 separate houses on 1 property. Looking to subdivide.

hello guys, does anybody have any experience, or know someone who has knowledge to subdividing in Los angeles county in CA.

i have a 3 unit multifamily and lot is about 16K square feet and there are 3 separate houses with about equal amount of land. 

im looking to subdivide the property , does anyone have any experience of know someone that i pick their brain??
