Apartment use/Investment term for Group Homes or Assisted living

Posted

Hi all!

I have listed a couple of small (ish) apartment buildings in St. Paul, MN. I've creeped on my realtor data to see where/who is looking at my listings and most folks are from out of the area. My Research contact at CoStar said apartments are lagging a little and we were not able to identify a drop tab for searching nonprofits. I'd like to locate investors who specialize in group homes (for folks with cognitive impairments) or in housing for people transistioning from  drug treatment. With the properties so close to transit, I believe this would be a natural fit and a really great option for folks who need smaller housing options. What is the term in the investment world for properties that have this type of use? Assisted living tends to be mashed in with the 55+ or Nursing Home searches. Thank you for your help.
