Rentals in Cumberland, MD

Hello,

We live in Northern Virginia, have flipped 20+ homes over the last 3 years and have one STR beach rental in the outer banks. We want to get some long term rentals for cash flow and are considering Cumberland, MD due to the low acquisition costs. I know that over the last 10-20 years+ the population has been declining there but I kind of know someone that has rentals there, he says it's a good market to have rentals in, just want some more opinions before we invest tens of thousands of dollars there on down payments and renovations.

I would love to get some opinions from people that have recent experience with rentals in Cumberland on whether we should invest there or someplace else.

Cumberland comes with a lot of headaches generally.  Usually there is a reason a place has extremely low prices for housing.  Like you said population is declining, which is the most important factor when picking a market.

That being said, if you have a lot of time, and hustle you can make something work there but it's often a lot of headache.  My friend owned many units there and used to do property Management there.  He said no more and sold his properties.

I'd recommend checking out some homes a little more west of NOVA.  Winchester/Front Royal area is still relatively cheap and lots of older homes that could use some love. Plus it's closer to where you live.
