Lincoln Nebraska Multifamily

Hello, 

I'd like to ask for some insight into the multifamily rental market in Lincoln Nebraska.

I'm mainly interested in your experiences with property management and vacancy/turnover. Cash flows seem acceptable even factoring in the high taxes due to entry prices being quite low. I'm particularly interested in the area immediately surrounding and also a bit east of South 9th St. This seems to be the "dangerous" area but I'm not sure if it's comparable to something like St Paul or mpls In that regard.
