Newbie to Real Estate- Looking for Advice

Hello Ya'll! My name is Savannah and my husband Dray and I are newbies to the real estate venture, as well as BP. After a couple of months and a lot of research, we have decided that we want to start out house hacking with a small multi-family property. I want to make sure we are going about this the right way. I found a quad-plex and used the rental property calculator on it. Can someone look at the analytics, and give me any type of feedback that might help us? I great appreciate your help.

Thank You!
