14 unit multifamily renovation

I'm a general contractor with an established custom home building company and I have a great multifamily project on the table. The ARV projections are modestly calculated and extremely favorable. It's a well established historical building with lots of potential in the center of downtown. The first floor has two long term well known franchise businesses as tenants. The top 3 floors are vacant office space. I'm planning to do an apartment conversion with the top 3 floors. The renovation costs are quite extensive so I'm looking for a partner to help with shouldering some of the costs. The profit margin after renovations is very high, 35%-45%. Any ideas?
