Multifamily Building Super (lease/agreement)

Hello All,

I am currently under contract on a 6 Unit property that has a live in "Building Super" on premise.  The sellers told us that he performs various tasks and does minor repairs around the property, as well as acting as a liaison between landlord and tenants for his services he receives reduced rent equal to about 50% of the going rate.   I was just wondering if any one has a lease or Super/manager agreement or has any suggestions on how I should have one drawn up.  Any and all help/input will be greatly appreciated.
