Apartments, Multi-Family, Single family homes, which is the smarter rental investment

I am curious on the different expenses as well as people’s experiences with any of the above mentioned rental properties. Assuming I had all the investors needed and the right person to spearhead the project, would you build a rental community with apartments, multi-family homes, single family homes, or trailers? And please provide any relevant reasoning. Thanks.

The answer changes depending on many factors most of them related to YOU.

To this day, I can get a higher percentage return on single family but I have abandoned that asset class.  The main problem is scale.  In apartments, I can easily deploy larger amounts of cash that would take months to invest effectively in single family.

Does that mean single family is bad?  Heck no. If I had small amounts of cash, that is where I would go.
