Help Finding Comps for a 2 Flat in Near West Side Area

Hi all!

I have a lead interested in selling off-market in the highlighted area below. This is a brick two-flat and I'm having trouble finding comps for a multi-family. Seemingly, surrounding buildings of this type have been converted to single-family homes. I don't see anything sold in the last year that isn't SFH, condos, or townhomes.

Can anyone share how you'd go about comping this home? any feedback would be appreciated!
