I am currently looking to get into my first buy and hold investment deal as an owner occupant. I've read things on Bigger Pockets about the 50% rule when assessing multi family deals based on renting out both sides. How would you use a method of that nature for an owner occupancy situation with only one side being rented out and whether or not it would be a good investment?
