Cost Benefit Analysis: Stick built VS Modular or Metal Duplex/Multifamily Units

I'd greatly appreciate input from anyone with Modular or Metal (Barndominium type) multifamily duplex or larger type units experience.

Stick built builders are approximately $200 ft for standard/basic finishes for (5) 3/2 duplex units while modular is around $120 ft. I've also seen Metal Barndominium shells that look fairly easy to make divisible into multiple units. The Barndo style is also consistent with this particular area.

Part of my calculation is ROI and cost/benefit exit strategy that favors stick built. Looking forward to any input.
