Do grounds fees get included in maintenance?

Hey team - trying to underwrite my first property and im under the assumption that you would spend about $250-350 / unit / year for "maintenance fees" associated with the apartment complex. The T12 I am reading has grounds (snow removal, mowing, and grounds services) under the maintenance section. I am curious if this is to be included in that mkt avg of $250-350/ unit / year number (thanks Joe Fairless!). Thanks in advance!
