Multi family -East Texas

I’m ready for my first real estate investment property, I want to build a fourplex in East Texas. I plan to live in one and rent the other units. I own an acre of land inside city limits (R4 multifamily), looking to spend low to mid price range that correlates with East Texas prices. I would greatly appreciate any suggestions what type of loan options or any other insight anyone could share ? Thank you all for your help.
