Cold Contacting Property Owners
What's the most effective way to reach off market property owners about purchasing ?
For example; I'm looking in Madison, WI for a four-unit building. There is only 2 options on the market, yet hundreds in the area.
1. How do you contact? (Phone, mail, email) how do you get the owners information??
2. Any tips or strategies on first point of contact, and maybe second? ie; Phone call, followed by meeting at the property?
3. Tools or proven resources? I know there are a bunch of apps and softwares, but most seem to focus on the lead generation. Where I am more interested in the backend.
4. Other strategies I may be missing or overlooking?
I have found several buildings I am interested in, but would appreciate any advice on moving forward with them. Thanks in advance!
