Akron, OK small multifamily listing // second set of eyes needed

Hey guys, I found this small multifamily deal in the BiggerPockets Real Estate Listings section: https://www.biggerpockets.com/...

It kind of looks too good to be true. Does anyone with experience in the area see anything glaring that I might be missing, or is this really just that solid of a buy?

    Yeah too good to be true. Unicorn! Work might not be permitted etc. Realtor.com estimate 116k. Redfin 119k. Something is not right. All the best!

    I'd request the seller's Schedule E for the property.
