Resource for Historcial Cap Rates

This is my first post on BP!

Anyhow, my business partner and I own just under 200 multi family units in Lexington, KY. We are working on our long term business plan and to do so need to make some assumptions regarding future cap rates.

Can anyone point me to a good resource (article, website, etc.) for historical cap rates and different views on cap rate forecasting?

and the National Apartment Association:

NAA

each publish annual income-expense analyses and likely publish this sort of material too. Marcus and Millichap's site also has a lot of good data.
