Marysville Washington Duplex question

Hello BP,

Looking to invest in a Duplex in Marysville, WA and wanted to come to the hivemind. One unit is a 3 bed, 2 bath w/ 2 car garage and the other is a 2 bed, 1 bath, w/ 1 car garage - rambler. Back yards on each unit. The seller is asking 650k for the property. 

I'm an out of state investor and am unfamiliar with the area. Could you guys give me any insight to Marysville as an investment area and just your general take on the deal with the given information?

@Dana Bjorn, Marysville is growing fast. It also have pretty good school districts, which will keep the demand pretty high for families, and as a result, help maintain decent appreciation.
