Multi-Family Real Estate Investing in Lawton Oklahoma

I am a newcomer to multi-family investing and I am looking to make my first purchase here in Lawton, Oklahoma. I wanted to see if there were any local real estate investors in my area that have some experience, and can give me some tips on the following:

What are some areas/neighborhoods to avoid?

Have you had a hard time finding a good deal on a multi-family (specifically a duplex or triplex)?

What strategies have worked best with you in finding success?

I would greatly appreciate any insight into the Lawton Oklahoma market!
