Multi-family and apartment investing

I been educating myself for some time now on investing into real estate to feel it’s time to start.  I know I want to have my niche to be multi family. In addition  I also know that I can use a fha for up to 4 units as long as it’s my primary. I’m in the nave program to start I guess my main question is Nevada a good area to invest in ?
