Refinance

I read in a book about someone buying a 4 plex from a bank and rehabbing it and then getting it re appraised and refinancing to turn a small profit. It seems like a good idea. I would have to do things a little different. I would probably buy the 4 plex using private money or hard money.. because their terms are shorter than a banks I would have to refinance sooner than I might like.

The question is... Most people say You need to wait a year to refi.. can it be done sooner and how difficult is it. Is it about the same as getting a mortgage in the first place. Because I dont know if I would qualify. I have a back up plan for that though. not my biggest concern.
