Example Letter of Intent (LOI)

I did Google and got a few examples, but there is no consistency. I'm looking for an example containing real verbiage that is common and needed on most deals. Things like what is a good amount for earnest money, different terms, and expected time frames. Any help will be greatly appreciated.

    @Carlton B. I'm glad to give you the templates that I use.  They will give you a starting point, but the actual terms that you use will vary from market to market and deal to deal.  The level of competition in the market will likely influence how competitive you need to make your offer.
