Best financing for commercial loan multi family

Hi, what is the best financing in terms of ltv (looking for 80%) and it’s for a sub 1mm property. I thought Fannie Mae had something, but I’m not fully sure on its rules. Curious how most of you financed something over 4 units. 

It would be a section 8 property (subsidized rents) as well and probably in the 6-900k range. Thanks In advance!
