Anyone experience with purchasing a SFH portfolio?

Hi All - Does anyone have experience with purchasing a SFH portfolio that can help me with the underwriting of this deal? I think I have a good grip on the figures but I want to be sure this deal is tight and would make sense for an investor as well. It is 16 income producing SFHs in new castle county Delaware. 12 out of 16 are occupied, approx. $160k in repairs, purchasing at 68% of after repair value, NOI $204k, capital raise est $880k needed, will use property manager for the overall portfolio.
