Boarding House Vacancy

Hello, 

I’m working on a deal to buy a 30,000 sq foot church and convert it to a rooming house. 

As I’m doing my projections I’m curious how would you estimate vacancy? 

Our local rental market is stretched thin, more renters than places to rent and rent rates keep climbing but if it’s only a weekly commitment I feel like vacancy is just something to expect.
