Needing advice on when to scale up
Hi BP fam,
I currently own 37 Duplexes and my process is largely:
1. Buy portfolios, fix up, re-rent and create the value
2. Refi out and expand
My question to the experienced investors out here is....
When should I make the move from the 2-4 unit model up to the 5+ unit commercial Multifamilydeals.
One of my holdbacks is that I have a great lender that gives me 90/100 of the buy and fix for <4 unit model.
I realize that 5+ units will require more of a money down scenario (25%) and so I'm worried it will slow my growth down.
Any feedback or advice would be much appreciated!
