FHA Loan House Hack Tenant Vacate

I'm looking to purchase my first house hack, utilizing an FHA loan. It's been hard in my area because a lot of properties are so old and have foundational issues among other things that go against the guidelines, but the biggest issue around here is knob and tube. I found a property today, that I'm going to see Saturday, that I'm hoping and somewhat expecting not to have knob and tube. It currently has tenants on both sides. This has been a concern to me but even more so now since I plan on putting in an offer after we see it, however my realtor informed me that both leases aren't up until November & December. What are some creative ways you've done or heard of people getting out tenants sooner because of having to move in within 60 days of closing? (I'd like to possibly make both tenants cash offers hoping 1 takes it, since I only want to vacate 1 side but want to hear other creative options!) Thanks In advance!!!
