Fully rented out small multi-family.
Newbie here! When it comes to a multi-family investing, all i see is the up side when you are buying an already fully rented out multi-family. I mean it cash flow on day one, but what is the catch? Why would someone would let go of a cash flow property? Doesn't it sound too good to be true for a buyer?
