How does anyone feel about property in CT.
How does anyone feel about apartments in CT. It seems like there are plenty available with high cap rates. Just curious about everyone's thoughts.
We have owned multifamily in central CT for decades. Not sure what areas you are looking at but central CT is a cashflow market; you are not going to see huge appreciation there. CT as a whole has not seen much of a population increase over the past 20 years; it has only been increasing by about 5,000 people a year.
@Freddie Williams - make sure to run your numbers. Most CAP rates are not real as they do not include vacancy, bad debt, property management and/or CAPEX. I still am buying and like CT but it is becoming harder to find good deals in areas I want to be.

Thanks @Charles Carillo just wondering what everyone thoughts were. There are alot of properties it seems with high cap rates, which I am looking for to transition from residential to commercial. I feel that I need good positive cash on cash returns so that I can continue to purchase other properties.

Thanks @Samuel Eddinger I have been looking in Waterbury among others in CT. Any advice is greatly apperciated.
It’s a blue state so that’s a hard no from me personally.
@Freddie Williams - I avoid Waterbury like the plague. I will not personally own or manage in Waterbury. I'd rather invest in a different state than own in Waterbury.

@Samuel Eddinger what about stafford?
I don't know about Stafford. I think the area is fine but I am really only familiar with central CT.

He's referring to it as a state that tends to vote for Democrats and his response is completely irrelevant to what you're asking. The color he should be concerned about when making Investments is green not red or blue.
