Hard Time Finding Deals

Hi,

I have been following this forum for a while, since i started real estate investing. I have acquired a humble amount of rental properties, done flips and lent money privately.


I am not looking to get large apartment buildings as I am liquid 7 figures but is finding it hard to locate deals. I would like to find deals as though i'm a GP running a syndication. Goal is to purchase a few properties myself, then eventually start letting go off my smaller properties and buying only buig ones.

I am open to JV with someone with equivalent equity share and/or value add.


How are you locating deals? I am finding very cap compressed BS for sale.
