First Investment Property

I am starting to be ready to get into my first investment property. I would like to get into something that is 4-8 units. Any advice that anyone would be willing to give would be greatly appreciated. A couple of my questions are: What financing options are best for small multi family properties if you don't have enough for a full 20% down payment? Also would it be smart to bring on a property manager for your first deal or do it yourself? Thank you.
