I'm planning on doing a direct mailing to all off market apartment owners in the area to try to stir up some deals. What are some important points to hit besides these:

  • Private investor - not trying to get a listing.
  • Flexible terms - can do cash, owner carry, conventional financing.
  • Looking for units at a fair price with upside potential.
  • Get out from under the headaches of property management and dealing with tenants.
