Direct mail marketing campaign

How long does it take an investor to see results from their direct mail marketing campaign? This year I've sent over 500 letters to property owners and I've cold called less than 100 so far. I've spoken with 4 property owners and the deals did not work out financially for me, 2022 I plan on being more consistent with my direct mail marketing campaign (Letters, cold calling and emails). I have a contact list of about 600 small to large multi family property owners in the Sacramento area, how long does it take for an investors direct mail marketing campaign to show results. I don't want to use a broker at this time and I have access to the MLS but I prefer to make a deal with the owner directly because I believe it'll get the best deal.
