Is anybody has ever partned with the seller to purchase his property?

@Account Closed , there are several problems with this, one is motivation, most sellers want the headache gone and cash in their pocket, your scenario provides neither, second I don't think you can buy property from yourself and gain any tax benefit, and it would likely drive the Sellers tax accountant crazy. I like how you are thinking outside of the box though. As a possible alternative buy the property with 80% financing and have Seller hold a 2nd mortgage for the remaining 20%.
