Multi-family - New construction in Atlanta

Hi, I have under contract - land for new construction of a multi-family 300 units in an excellent area north of Atlanta
The business plan is to purchase the land, issue building permits Then sell the land to a Big builder or to a entrepreneurial company

a few questions:

1. Does anyone know of a company that can issue me a Costar report on multi-family properties in the area?
And building a business plan for the project? (I dont want to commit to a broker at the moment)

2. Does anyone have an Excel adapted for a multi-family new construction?

3. I'm looking for a grantor to sign the loan only for the purchase of the land (2M) against a certain percentage of the profits, it should be someone with a track record, do you know anyone who could interest him?
