VA Loan - Duplex - House Hack...Help Needed!!!

I bought a Duplex!!!! 

As exciting as that is, i'm scared out of my mind because this is my first deal. Even after all the podcast episodes I listened to. 

Anyway I obtained this property using my VA Home Loan and intend to House Hack it. I will say though it is in rough shape and I don't have a clear idea on where to start from here. If you want to see how it looks, here is a link to my drive with all the photos.(https://drive.google.com/drive...)

After closing, the total amount of money I have to put into the place is about 9k. 

So far I have been getting quotes back from people on the scope of work and its way out of my budget and that is just for one side...both sides need pretty much the same facelift. 

Please, any advice would be much appreciated and will be put into action immediately!!!! I will keep everyone updated
