Multi Unit investment property/ or just homeowner purchase

Hi guys. I'm new to real estate investing and trying to gain an idea of multi units  in the new england area. I am in the market for a Multi unit 3+ units at the least. I also am educating myself on Section 8 housing and how all that works. If i purchase a Multi unit solely for the intent to try my best to have section 8 tenants, do i have to live in the multi unit? Forgive me if I'm wrong, I understand i can purchase a multi unit as an investment property or purchase it and live in one part. Please help thanks so much. Im new to the community. 


P.s. Dont investment property mortgages have higher rates?
