Mixed-Use Investors: Help a Rookie Analyze a Mixed-Use Deal🕵🏻‍♂

This is such an amazing resource, any advice is welcome! 🙏🏼

I have the opportunity to invest in a mixed-use property.

Here are the details:
2bd 1.5ba - $1600/mo
1bd 1ba - $1250/mo
1bd 1ba - $950/mo
Retail Space - $1400/mo
Total Revenue - $5200

The seller wants $570k and the bank is willing to finance 75% @ 5yr fixed 4.59% interest. I'd like to get the seller down to $515k putting my principal + interest + insurance around $2200.

Additional Annual Expenses:
Water - $940
Sewer - $600
Local School, County and Other Taxes: $2240

Total Monthly Expenses: $2515
Total Monthly Profit: $2685

My questions are:

- Assuming the property is in good condition, does this seem like a good deal?
- I need around $150k to close but I only have around $100k in cash. What are some creative ways to fund?
